
You don’t need surveyors all the time
The law requires that asbestos within a building is maintained in a safe condition. The difficult part can be proving that it is?
The most common approach is to carry out periodic inspections but that can become very expensive if you are using third party survey contractors. The point is that once the asbestos has been identified then you just need someone with a knowledge of the building to be able to inspect it and confirm that its condition has not changed.
Janitors, clerks of works, building managers and maintenance crews can all play a role in the reinspection process. This can be especially beneficial if your building portfolio is spread over a wide area.
However, it is essential that give them the right tools to record the reinspection and that you can maintain an oversight to ensure inspections are being carried out properly.
Record reinspections quickly and accurately
Employing surveyors to carry out the relatively simple task of checking the condition of an ACM can become very expensive and time consuming. What if you had your own people on the ground who could do the same job? Often you have people visiting the building to monitor condition so why not add asbestos to the list?
Because it would be a disaster unless you had a way of recording the inspections properly. A way that made their job simple and a way that you could see that everything was being done and done properly. When you are being asked questions about an incident is not the time to find out that something has been “overlooked”.

Set inspection schedules
The inspection interval for a building can be set and together with a last inspection date AIMS builds the schedule of inspections.
If appropriate the name of the person responsible for the reinspection can be recorded against the building so individuals can see their own workload and be able to spot buildings which are overdue.
Record an inspection
It takes longer to record a survey than it does to carry it out. AIMS gives inspectors a means by which it can all be recorded from a single page.
Visit location and if everything is OK simply tick it off as inspected.
Locations which do not need to be inspected can be marked as exclude from reinspection schedule.
Make comment and attach photos
The best record of condition and a way of proving that the location was visited is a photograph. Images can be uploaded on the same page to save time and effort.
If comments need to be made then these are recorded in the same place.
Management oversight
A complete log is kept of all reinspections and everything which has been changed or comments made.
In this way managers can see exactly what has been done, what has been changed and if anything is overdue.
